Is Broadband available to the site?
BT broadband or a private wireless network are available to all sites.
What arrangements are made for utility services?
Clients need to arrange their own telephone connections and electricity supply. Oil supply to most sites will be ordered by the landlord for one communal tank and each office has a submeter fitted for calculation of supply. Invoices for oil used are issued every 6 months. Water supply is dealt with in the same manner.
What about external and internal decoration?
Most units are painted internally to a magnolia finish with external painting required to be painted in white and standard Estate blue to doors every 3 years. All decoration work will be the responsibiltiy of the client.
Are the offices carpeted?
Most units have a carpet fitted. However, if clients wish to change this, it would be at their own cost.
Is there a facility for delivery of sandwiches and snacks for lunch?
Yes, a daily delivery van visits the commercial sites throughout the week. A phone call will insure a visit to your property.
What if we need to entertain our own clients over a working lunch?
The Parsonage Hotel offers a full service. However, The Thought of Food (01904 728201) are an excellent local catering service in Escrick, who can host your meeting and provide a delicious lunch or deliver and serve a sandwich, buffet or knife and fork meals for working lunches to your premises. 
Do I have the responsibility of the upkeep of the landscaped and car parking areas?
No, this is the responsibility of the landlord and is included in the service charge fee.
What type of car parking is available?
All commercial sites have extensive free parking close to each office. Visitor parking is also available at each site.
Are there permissable footpaths we may use on site?
Each site is provided with nature trails or short walks. Benches and picnic tables or also provided in the summer months and most have a lake, so there is plenty of opportunity to get away from the office and stretch your legs!
Is a rent deposit required?
An amount equal to rent, service charge and VAT is required.  This amount varies on each property.
Is there option to break the lease before the end of term?
Leases are as fexible as the clients needs, break clauses are incorporated into the agreement to allow the client to vacate.
What are the lease terms?
This can be as flexible as the client requires.
When would rents be payable?
Rents are normally requested quarterly or monthly in advance.
Are there local facilies nearby?
A small Costcutter supermarket is located at the York Road Garage in Escrick Village and there is a larger shop at Wheldrake. The village shop in Escrick provides excellent freshly made to order sandwiches and supplies fruit and vegetables, groceries, newspapers and magazines. Nearest Post box is Escrick Village and nearest post office Riccall or Wheldrake villages.

Escrick Estate, they have helped us with our specific requirements every step of the way, especially Helen Pentith. When we first set up, we had very little experience of what was involved in renting business premises.
