What type of tenancy is arranged?
A modern 6 month assured shorthold tenancy which rolls on after this period is both tenant and landlord are content.
Do I have to put down a deposit?
A deposit equal to one months rent is require. This is now insured by an independant company as the law demands. A small charge of £30 is passed on to the tenant for this process and a certificate is issued for your safe keeping. In the event of any dispute over the property or fittings, the insurance company will be called upon to settle.
When do I have to pay my rents?
Rents are paid monthly in advance.
What other documentation is required?
If you have rented before, we will request a reference from your previous landlord. We also ask you to complete a credit check profile form authorising the Estate to obtain a report.
Who do we contact regarding repairs?
The landlord will deal with any repairs that are the fault of the property. Tenant will advise us of any damage, landlord will instruct repair and invoice tenant for final cost.
What about decoration and carpets?
All properties are mostly recently modernised and have new carpets fitted. The property is emulsion throughout in a Magnolia colour. Tenants may re-decorate internally if they wish to neutral colours. External painting is carried out and paid for by the Landlord every 5 years.
What sort of heating is fitted?
We have mostly modern oil boilers in the properties. However, some of the smaller cottages are on nightstorage or electric heating.
Are there local facilies nearby?
A small costcutter supermarket is located at the York Road Garage in Escrick Village and a larger shop at Wheldrake. The village shop in Escrick provides excellent freshly made to order sandwiches and supplied fruit and vegatables, groceries, newspapers and magazines. There is also a Post Office located in the store.

The Parsonage Hotel offers a good lunch menu, local pub lunches can be found at The Black Bull, Escrick or the White Swan in Deighton. For further variety.
Are pets allowed?
In some properties, a small dog or cat will be allowed, but a £50 deposit for each pet will be charged.
